2022 Annual Assessments

CRITERIA FOR RECEIVING THE DISCOUNT:

To receive the $16.00 discount, you must comply with the following:  NO EXCEPTIONS WILL BE GRANTED!

  1. Payment of the entire Discount Assessment Amount ($340.00) must be RECEIVED by Sterling Association Services by December 31, 2021.  An envelope post marked December 31, 2021 does not constitute receipt of payment.
  2. Payment plans are available - Two installments may be made: 1) November of 2021 and 2) December of 2021.  A total of $340.00 must be paid in full and received on or before December 31, 2021.  If your payment plan runs over the December 31st deadline, you must pay the full $356.00.
  3. Any account which reflects an outstanding balance prior to the 2022 assessment that is not paid in full by December 31, 2021 will not be eligible to receive the discount.    
  4. Please write your Customer ID number on the lower left corner of your check.  Your Customer ID number is shown on the enclosed invoice.  
  5. Please make your check payable to Townewest HOA, Inc., and mail it in care of Sterling Association Services.
  6. Please log onto your TownSq account for your account information and online payment options.  To register your account, please log onto www.townewesthoa.sites.townsq.ioPlease note online payments will incur the following fees: 
  • E-Check (checking or savings account) - $2.95 + $3.5% of transaction (3.5% will be charged and then credited)
  • Debit Card with Visa or MC Logo - $2.95 + 3.5% of transaction
  • Credit Card - $2.95 + 3.5% of transaction


The 2022 annual assessment is due on January 1, 2022 (payments received after December 31st are not eligible for the discount), and is late on February 1, 2022.  All past due accounts will be assessed a $35.00 late fee, along with 7.5% per annum interest and a $15.00 per month collection fee until paid in full. A letter will be mailed after February 15th to all homeowners with past due balances.   A certified demand letter, with a minimum $35 collection fee being assessed to the account, will be sent after March 15th.  All past due accounts will be turned over to the Association's attorney for collection after April 15th.  The collection process will be pursued to the full extent of the law, including foreclosure if necessary.  Should you have additional hardships you would like the board to consider, please contact Sterling Association Services as soon as possible.  Communication can go a long way and help avoid additional fees added to your account. 


Water Service Update on behalf of MUD #2

Late fees begin August 5th Water service terminations begin August 27th. ​Fort Bend County MUD No. 2 will be ending some measures it enacted beginning in March to help residents during the COVID-19 pandemic. Please CLICK HERE for more details. 


​​New Trash Company For Fort Bend MUD 2 

Fort Bend MUD #2 has replaced WCA as the trash collector for the District.  WCA's LAST PICK UP DAY WILL BE JUNE 27, 2020.  Texas Pride Disposal will be the new trash collector.  NEW CARTS WILL BE DELIVERED BETWEEN JUNE 27th & JULY 1st.

1. Wednesday, June 24, 2020 WCA Recycling carts will be removed after they are emptied.
2. Saturday, June 27, 2020 WCA Trash carts will be removed after they are emptied.
3. NEW TRASH DAYS BEGINNING JULY 2, 2020 - MONDAYS & THURSDAYS
4. RECYCLING ON MONDAYS; TRASH & HEAVY TRASH MONDAYS & THURSDAYS
5. NEW CARTS WILL BE DELIVERED BETWEEN JUNE 27th & JULY 1st

Make Sure To Submit Before Starting An Improvement                            
We have noticed many homeowners are taking advantage of this time to make improvements to their home.  Just as a reminder if you are making any type of improvement to the exterior of your home, you must first submit an Architectural Improvement request form to Sterling Association Services before starting the work. (This includes painting the exterior, room addition, and replacement of the roof, driveway and fence.)

You can find the required form on under the DOCUMENTS tab. Please make sure to submit the form with the necessary information and samples for a quicker response.  We are receiving several applications and processing as quickly as possible to avoid delays in the work being done.

Clubhouse Rental
Homeowners and Tenants:  The clubhouse is available for rental! Please contact Sterling Association Services. All reservations must be made between the hours of 9:00 a.m. and 5:00 p.m., Monday through Friday. Please note that reservations are on a first-come, first-served basis and dates are filling quickly. A $200.00 rental fee and $350.00 deposit must accompany all reservations.

Todas las reservaciones deben realizarse entre las 9:00 a.m. y las 5:00 p.m., de lunes a viernes. Tenga en cuenta que las reservas se hacen por orden de llegada y el calendario se esta llenando. Con una tarifa de alquiler de $200.00 y un depósito de $350.00 debe acompañar a toda reservación.
