Christmas Giving Tree Donation Event
It is the Giving Season again and due to COVID-19 restrictions, the Townewest HOA Board of Directors cannot host the usual Christmas Party at the Clubhouse.
They have decided to host a “Giving Tree” to provide gifts to the children of families in our community who may be struggling this holiday season.

Townewest HOA – 2020 Halloween Yard Decorating Contest
The first annual 2020 Townewest Holiday Decorating Contest was judged on Sunday, October 25, 2020. HOA Board Members and Social Committee volunteers canvased the entire neighborhood and selected the following fourteen homes (in no particular order) to be finalists in the competition.
These homes were:
10019 Tahoka Ln, 10027 Paintbrush, 14230 Towne Way Dr., 13950 Towne Way Dr.,13922 East Creek Dr., 10518 Spanish Grant, 10510 Stockman, 10526 Long River Drive, 10427 Spanish Grant, 10522 Stockman, 10519 Stockman, 10410 Townesquare , 10018 Old Towne Ln, and 13911 Towneway Dr.
These homes were then revisited by all of the judges to select the three best displays in the neighborhood. There was such a wide variety in themes and degree of scariness to be found in viewing all of the yards. Lots of creative ideas were seen in the various displays from purchased to homemade items were also found. It was a difficult decision that resulted in the end, with the Board deciding to recognize four homes instead of the originally planned three winners!
The four wining homes are, in no particular order, are:
10427 Spanish Grant, 10410 Townesquare, 10018 Old Town Ln, and 10510 Stockman
These homes are marked by a display sign and the homeowners will each receive a $50.00 gift card.
We would like to take this time to say thank you to all of the homeowners who worked hard to “scary up” the Townewest community for Halloween. We invite everyone to go out and view the Honorable Mentioned and winning homes before the yards disappear on All Saint’s Day.
Don’t forget that the festivities will continue on Halloween at the Club House and Recreation Center. Starting at 5:30 you can bring your carved or decorated pumpkin to enter into the contest for the best in Townewest. At 6:00 Trick or Treating will begin for the little ones to collect their treats and avoid playing any tricks on the Townewest homes. There will be a photo booth, sponsored by Alexandra’s Whimsical Designs, for parents to take photos of their costumed kids.
We are still needing residents to set up “houses” (Tables) for the trick or treaters around the complex or to volunteer to help out. We will also be selecting for the Best Decorated “House” (Table), and Best Costumes awards for the adults who are providing the treats.

We are asking for all participants to practice the COVID-19 recommendations by wearing a mask, practice social distancing and with no contact distribution of the treats. In order to minimize crowds, we would like to stagger attendance throughout the evening. You do not have to come right at the start time. To allow for social distancing between groups and for parking – please try to attend the event at the following times based upon your family’s last name:
6:00 PM – Family’s A – I,
7:00 PM – Family’s J – Q
8:00 PM – Family’s R – Z.
If your family needs to come earlier or later than the stated time that is fine. As this is the first year for this event, we have no idea how many people will attend. So it is just a suggested timeframe to help spread out the trick or treaters if needed.
We would also like to say thank you to the residents on the social committee who volunteered Sunday evening to serve as judges for the contest.

2021 Annual Assessments
Discount: $ 16.00-
Discounted assessment amount: $330.00
CRITERIA FOR RECEIVING THE DISCOUNT:
To receive the $16.00 discount, you must comply with the following: NO EXCEPTIONS WILL BE GRANTED!
1. Payment of the entire Discount Assessment Amount ($330.00) must be RECEIVED by MASC Austin Properties, Inc. by December 31, 2020. An envelope post marked December 31, 2020 does not constitute receipt of payment.
2. Payment plans are available - Two installments may be made: 1) November of 2020 and 2) December of 2020. A total of $330.00 must be paid in full and received on or before December 31, 2020. If your payment plan runs over the December 31st deadline, you must pay the full $346.00.
3. Any account which reflects an outstanding balance prior to the 2021 assessment that is not paid in full by December 31, 2020 will not be eligible to receive the discount.
4. Please write your Customer ID number on the lower left corner of your check. Your Customer ID number is shown on the enclosed invoice.
5. Please make your check payable to Townewest HOA, Inc., and mail it in care of MASC Austin Properties, Inc., 945 Eldridge Road, Sugar Land, TX 77478.
6. Please log onto your TownSq account for your account information and online payment options. To register your account, please log onto www.townsq.io.
The 2021 annual assessment is due on January 1, 2021 (payments received after December 31st are not eligible for the discount), and is late on February 1, 2021. All past due accounts will be assessed a $35.00 late fee, along with 7.5% per annum interest and a $15.00 per month collection fee until paid in full. A letter will be mailed after February 15th to all homeowners with past due balances. A certified demand letter, with a minimum $35 collection fee being assessed to the account, will be sent after March 15th. All past due accounts will be turned over to the Association's attorney for collection after April 15th. The collection process will be pursued to the full extent of the law, including foreclosure if necessary. Should you have additional hardships you would like the board to consider, please contact MASC Austin Properties, Inc. as soon as possible. Communication can go a long way and help avoid additional fees added to your account.

NEVER PLACE RECYCLE IN PLASTIC BAGS. Recycle placed in plastic bags is not opened or separated. It is simply removed from the stream and sent to the landfill as contamination.
Additional trash bins, carts, cans & bags may also be used. VERY IMPORTANT... If a trash company's logo other than Texas Pride is showing, please "blackout" the name. No trash receptacle will be dumped with another trash company's name.

Sweet Cash’ Program Supports Local Businesses, Thanks Frontline Workers
Sugar Land, TX – In an effort to help support businesses that have been negatively affected by COVID-19, the city of Sugar Land and its Sugar Land 4B Corporation are implementing a new initiative called “Sweet Cash” that will leverage private dollars to support local businesses as part of its #AllInForSLTX business recovery effort. Using funds restricted solely for economic development purposes from the Sugar Land 4B Corporation, the Sweet Cash program is both a creative and philanthropic way to stimulate the local economy and encourage shoppers to re-engage with local businesses as the city continues to reopen. COVID-19 Response Update
Management Office: In order to maintain management responsibilities to our communities, office staff has been minimized with all other staff working remotely until authorized to return to the office. Protocols have been put into place in compliance with government guidelines as we are permitted to re-open.
Community Inspections: Community inspections are being conducted weekly. Items that are being noted on inspections include unapproved improvements, self-help work orders, certified demand letters for (severe) lawn maintenance and other self-help violations Routine monthly inspections will resume in the month of June. If owners are experiencing difficulties related to the pandemic, a request for more time to cure the violation/concern can be submitted to the Board for review.
Suspension of Board Meetings: Until restrictions are amended to allow group gatherings, in-person board meetings have been suspended. Any necessary board meetings will be held by teleconference. Notice of any teleconference board meetings will be posted to the website and sent as an email blast as in the past. The meeting notice will include information necessary for owners to participate in the teleconference meeting.
Suspension of Annual Meeting: Under the recommendations received by the association attorney, annual meetings should be suspended until the appropriate authorities deem it safe for people to meet in large groups again. It is not recommended to hold annual meetings via electronic or telephonic means, due to statutory requirements that specifically apply to non-profit corporations and POA’s. Election procedures (solicitation of candidates, notice of meeting) will be followed once appropriate authorities have deemed it safe for people to meet in large groups again.
