2021 Annual Meeting Election - Solicitation of Candidates
Please be advised the Townewest Homeowners Association, Inc. annual meeting will be held Thursday, July 8, 2021 beginning at 7:00 PM. The meeting will be held at the clubhouse, located at 10322 Old Towne Lane, Sugar Land, TX 77478. One (1) position will be available for a 3-year term.

Onsite Registration For Pool Wristbands

Onsite registration for pool wristbands will be held on Pool Opening Day, May 1, 2021 from 12 p.m. until 4 p.m. Please note that the association is requiring every registrant to complete the COVID-19 waiver included in order to provide 2021 pool wristbands.

The management company office remains closed to visitors due to COVID-19. However, pick up of new wristbands and drop off of previous years’ wristbands will be arranged with each applicant.


Facilities Maintenance Contract Bid Announcement​​​

Townewest HOA is seeking bids for the facilities maintenance contractor from within the community. The facilities maintenance contract includes regular cleaning of the clubhouse, off-season cleaning of the pool house, assistance with community events and inspection and reporting maintenance performed at all recreation areas. Yard Of The Month Program

The Board of Directors of Townewest HOA is pleased to announce the creation of the Yard of the Month award program to show their appreciation and to recognize those homeowners who demonstrate superior effort in maintaining their property, and who, as a result, positively contribute to the overall appearance of Townewest HOA. The program will award monthly winners during the months of May through September for landscaping, and for holiday decorations in the months of October (Halloween) and December (Christmas). Each monthly winner will receive special recognition on the HOA’s website and in the HOA Newsletter, a $50 gift card to Home Depot and the honor of displaying the official “Townewest HOA Yard of the Month” lawn-sign in their yard that identifies their property as the Yard of the Month winner. Pool Opening!

Exciting news! The Townewest HOA Pool will open early this year! Opening Day is scheduled for Saturday, May 1, 2021 from 12 p.m. until 8 p.m. Even better news! The pool will close later in the year as well! The last day to swim will be October 3, 2021 from 12 p.m. until 8 p.m. Take a look at the “POOL SCHEDULE” (CLICK HERE) for more information regarding the 2021 Pool Schedule. Onsite registration for pool bands will be held on Opening Day from 12 p.m. until 4 p.m. Additional registration information is coming soon! 2021 Annual Assessments

CRITERIA FOR RECEIVING THE DISCOUNT:
To receive the $16.00 discount, you must comply with the following:  NO EXCEPTIONS WILL BE GRANTED!
1.  Payment of the entire Discount Assessment Amount ($330.00) must be RECEIVED by MASC Austin Properties, Inc. by December 31, 2020.  An envelope postmarked December 31, 2020 does not constitute receipt of payment.

2. Payment plans are available - Two installments may be made: 1) November of 2020 and 2) December of 2020.  A total of $330.00 must be paid in full and received on or before December 31, 2020.  If your payment plan runs over the December 31st deadline, you must pay the full $346.00.

3.  Any account which reflects an outstanding balance prior to the 2021 assessment that is not paid in full by December 31, 2020 will not be eligible to receive the discount.    

4. Please write your Customer ID number on the lower left corner of your check.  Your Customer ID number is shown on the enclosed invoice.  

5. Please make your check payable to Townewest HOA, Inc., and mail it in care of MASC Austin Properties, Inc., 945 Eldridge Road, Sugar Land, TX 77478.

6. Please log onto your TownSq account for your account information and online payment options.  To register your account, please log onto www.townsq.io. 

The 2021 annual assessment is due on January 1, 2021 (payments received after December 31st are not eligible for the discount), and is late on February 1, 2021.  All past due accounts will be assessed a $35.00 late fee, along with 7.5% per annum interest and a $15.00 per month collection fee until paid in full. A letter will be mailed after February 15th to all homeowners with past due balances.   A certified demand letter, with a minimum $35 collection fee being assessed to the account, will be sent after March 15th.  All past due accounts will be turned over to the Association's attorney for collection after April 15th.  The collection process will be pursued to the full extent of the law, including foreclosure if necessary.  Should you have additional hardships you would like the board to consider, please contact MASC Austin Properties, Inc. as soon as possible.  Communication can go a long way and help avoid additional fees added to your account.

NEVER PLACE RECYCLE IN PLASTIC BAGS.  Recycle placed in plastic bags is not opened or separated.  It is simply removed from the stream and sent to the landfill as contamination.

Additional trash bins, carts, cans & bags may also be used.  VERY IMPORTANT... If a trash company's logo other than Texas Pride is showing, please "blackout" the name.  No trash receptacle will be dumped with another trash company's name.

COVID-19 Response Update
Management Office: In order to maintain management responsibilities to our communities, office staff has been minimized with all other staff working remotely until authorized to return to the  office. Protocols have been put into place in compliance with government guidelines as we are permitted to re-open. 

Community Inspections: Community inspections are being conducted weekly.  Items that are being noted on inspections include unapproved improvements, self-help work orders, certified demand letters for (severe) lawn maintenance and other self-help violations Routine monthly inspections will resume in the month of June. If owners are experiencing difficulties related to the pandemic, a request for more time to cure the violation/concern can be submitted to the Board for review.

Suspension of Board Meetings: Until restrictions are amended to allow group gatherings, in-person board meetings have been suspended. Any necessary board meetings will be held by teleconference. Notice of any teleconference board meetings will be posted to the website and sent as an email blast as in the past.  The meeting notice will include information necessary for owners to participate in the teleconference meeting.

Suspension of Annual Meeting: Under the recommendations received by the association attorney, annual meetings should be suspended until the appropriate authorities deem it safe for people to meet in large groups again. It is not recommended to hold annual meetings via electronic or telephonic means, due to statutory requirements that specifically apply to non-profit corporations and POA’s. Election procedures (solicitation of candidates, notice of meeting) will be followed once appropriate authorities have deemed it safe for people to meet in large groups again.
